Once the subjects on your purchase have been removed and the contract becomes firm, your realtor can forward the contract to our office. If you are obtaining financing, your lender or mortgage broker should also send us their instructions.

As your notary for the sale, we deal with the closing documents, receive the adjusted sale proceeds in trust and use those funds to address registered financial charges before releasing your net proceeds.

- Pay mortgages or other financial charges as required.

Before completion
- Keep property taxes and applicable strata accounts current through completion.
- Check mortgage prepayment penalties directly with your lender.
- Cancel pre-authorized property tax or strata payments at the proper time.
- Tell us about potential GST, non-resident, holdback or other unusual circumstances early.
Your lender has approved it. Now the legal work begins.
For a new mortgage, refinance or second mortgage, your lender or mortgage broker sends instructions to our office. We then prepare the file and documents needed for signing and registration.

Their current process asks for at least one week from receipt of lender instructions to gather the required information and prepare the file. Getting the lender instructions to the office early can help avoid a last-minute rush.

You do not need to have the whole transaction figured out. These are the main things people usually need to know.
When should I contact the notary if I am buying?
Once your purchase contract is firm, you can have your realtor forward the complete contract and related information to the office. If you have a mortgage, ask your lender or broker to send their instructions as well.
Does my lender send the mortgage documents to you?
Your lender sends mortgage instructions to the notary. The office then prepares the required mortgage documents for the transaction.
What happens to my mortgage when I sell?
Applicable payout information is obtained from the lender and sale proceeds received in trust are used to pay financial charges as required so the transaction can move toward a clear title.
Can you handle a refinance or second mortgage?
Yes. The office handles new mortgage and refinancing transactions after receiving instructions from the lender.
Can I arrange a later appointment?
The regular office hours are Monday to Friday, 9:00 AM to 5:00 PM. Late appointments can be arranged upon request.
